Housing development is more than just building and design.  It involves the careful coordination of all aspects of the project to assure its success throughout its economic life.

Podawiltz Development Corporation, PDC, was formed in 1984, in recognition of the need to combine the resources and skills of the private and public sectors to successfully build and operate affordable housing. 

 

Since its inception , PDC has developed over 4,000 rental units and coordinated over $250,000,000 in financial placements.

 

PDC's data base of market, operating, and development cost information assists PDC and its clientele in assessing the market potential for prospective developments, project costs, financing, and its ongoing management and operations.

 

Podawiltz Development Corporation has partnered or collaborated with many private, public and non-profit entities in the development of affordable housing.

Financing

Financing for these projects involves a variety of sources of finance including conventional mortgages, Section 8, Minnesota Housing Finance Agency (MHFA), HUD Mortgage Insurance, Greater Minnesota Housing Fund (GMHF), Multi-Family Bonds, Essential Function Bonds, Metropolitan Housing Opportunity Fund, Housing Tax Credits (HTC), Historic Tax Credits, Tax Increment Financing (TIF), Employer Contributions and Conventional Mortgages.

Bill Kemp, Development Director

Bill has over twenty years experience in housing development in both the public and private sector. Bill has coordinated projects ranging from public housing to market rate apartments and been involved with all facets of housing development, including design, construction management, finance and management.

Mike Podawiltz, President and CEO

Mike has extensive experience in housing development in both the public and private sectors. Mike currently serves on the Collegeville Development Group Board of Directors. He has worked with the Austin HRA, St. Peter EDA, Chatfield EDA and Rochester First Homes, as well as others, in developing affordable housing options in those communities.
